Cancellation Policy

Real estate transactions and refinances operate on strict legal deadlines. To ensure your transaction proceeds smoothly and your official reports are filed accurately without delay, please review our inspection and payment policies before booking. 1. Inspection Fee & Coverage Flat Fee: The fee for an Escrow or Refinance Inspection is $299. What is Covered: This fee covers the costs of dispatching a State Licensed Inspector, detailed paperwork and official report preparation, mandatory State filing fees, and all applicable regulatory compliance fees. Payment Terms: Payment is due in full at the time of booking to secure your time slot and initiate the official filing process. 2. Complete, Unobstructed Access Required Unlike standard assessments, escrow and refinance inspections are legally regulated, comprehensive evaluations. Our State Licensed inspector must have physical access to every single part of the property. Required Areas: The inspector must access all interior rooms, closets, the attic, crawlspaces, basements, garages, outbuildings, and the entire exterior perimeter foundation. Clear the Way: Please ensure all crawlspace hatches, attic stairs, and utility closets are unlocked and completely clear of storage, furniture, or debris. Escrow Warning: Per state regulations, any locked doors or inaccessible areas must be marked as "Inaccessible" on the final official report. This can result in the lender or underwriter rejecting the report, requiring a costly reinspection fee ($99) and delaying your escrow closing. 3. On-Site Presence Required An authorized adult—such as the property owner, buyer, or a licensed Real Estate Agent—must be present for the entire inspection to provide immediate access to all locked or secure areas of the property. 4. Turnaround & Cancellations Report Delivery: Please allow 24 to 48 hours after inspection for the official report to be generated, filed with the state board, and delivered to your escrow officer, lender, or agent. Cancellations: We require at least 24 hours' notice for any cancellations or changes. Cancellations made with less than 24 hours' notice, or instances where the inspector is locked out, will incur a $99 fee to cover the lost appointment slot.
